Ted,
This does not
concern your newsletter, which I read every time
you send it to me. It concerns the inspection
you did on our house a while back. We moved in
over three years ago, and one of the
deficiencies (actually a code violation) has
manifested itself. You, pointed out, and
photographed a supporting wall that did not have
enough support, two 2x4's where there should
have been three. It took some time, but there
is a sizable crack what has developed at the
point next to the spot you designated to be
fixed.
The problem now is
that there is wall board over the possible
deficiency, and it would be costly to tear it
out.
My question to you,
is there some way that I can tell without going
into the expense of tearing out the wall board
to determine that the stud was not installed,
per your instructions?
As all of the houses in our development are
identical, I was thinking that it may be
possible to measure across the open space from
the existing wall across the entrance of the
kitchen and then go to a neighbor's house and do
the same. If the space is two inches less, then
the stud was not inserted, per code. What do
you think of that idea?
Please let me know
your best thinking on this. Appreciate anything
you can suggest.
